What We Do

Student Housing Brokerage & Site Selection

  • We have direct relationships with the decision-makers at leading student housing developers, owners, buyers, and sellers, institutional equity investors, and lenders who provide construction, mezz/bridge, and permanent financing.  We utilize these relationships and resources to assist clients and customers in bringing projects to fruition.
  • We have assisted the purchase, sale, or finance of almost $1 Billion  in Student Housing Apartment Properties in ten states.
  • We assist clients and customers in performing financial and operational analysis; value-enhancement action plans, pre-development diligence, approvals, and qualification; and buying or selling properties on a discreet off-market and pre-qualified best in class group of buyers.
  • We help funds and their development partners identify sites to develop and properties to buy.

Sourcing Equity & Debt Capital

  • We are a sourcing vendor/partner for an international consulting firm and their appointed attorney to identify and vet opportunities to provide large blocks of international equity for companies and portfolios of commercial real estate.  These transactions are relationship-based and are very discreet and confidential.  The size of these transactions ranges from $100 Million to over $1 Billion.
  • We broker to several multi-billion dollar domestic hedge, equity, pension, and investment funds to finance properties and portfolios in the $10 Million to $100+ Million range.
  • We seek to provide the most cost efficient and productive type of capital so our clients and customers can operate more efficiently from a bottom line cash flow perspective.  Our services are both client/customer and property based because capital is necessary for every deal.
  • Analyzing and procuring both appropriate and efficient capital is necessary to re-structure, re-capitalize, and re-deployat a partnership and property level. Our understanding of capital requirements depends on investment strategy, ST & LT Capital Gains, Tax Assessment, Tax Shelter and Credits, and Wealth Creation and Preservation.
  • We actively seek to finance acquisition and development of well located properties with strong fundamentals, value-enhancement of financially and operationally under-performing assets.
  • We assist our clients with the lender application process. This includes underwriting, term sheet and applications, conducting third party reports (appraisals, engineering and environmental), title search, ALTA survey, documentation and legal, risk and credit, processing and closing

Partnership & Project Consulting

  • We work with clients and customers on a specific needs-based basis to help them fulfill their vision or strategy.  
  • These activities include pre-development, consideration of joint venture and investor partnerships, proposed changes in use (including densification and re-development), design and architecture, zoning & entitlement, financial analysis, operational analysis, guiding the process of outsourcing management, leasing, and marketing to third party vendors. 
  • Wealth is created through the ownership of real estate.  We also have finance, investment, and wealth management experience and utilize these skills and relationships to introduce our clients and customers to other vendors who can help them preserve the wealth they have created.​
